The new Windrush Innovation Centre includes the demolition of the existing structures and the erection of a modern detached building featuring three storeys of office space and two storeys of laboratory space. The building is designed to support companies engaged in scientific innovation, with a total of 1,682 square meters allocated for offices and 3,399 square meters for laboratory use. Located in Oxford’s eastern arc, the site benefits from existing access via Transport Way and is surrounded by other commercial, industrial, and research establishments, including the BMW/Mini plant and key local retail outlets.
The facility’s design features modern architectural elements, including curtain wall glazing, Portland Pozzolana Cement fins, and areas of green roofing for environmental sustainability. The planned landscaping and external improvements are intended to create an attractive setting and promote active travel.
The project will contribute to Oxford’s regional innovation ecosystem by providing high-quality research and office infrastructure for technology-led businesses. In addition to enhancing local employment opportunities, the proposal includes improvements to public transport infrastructure through required developer contributions for bus shelters and real-time passenger information.
The building includes the infrastructure for 60 no fume cupboards and is designed to be adaptable to suit muliple different life science users. One of the key components for the design was the ability to adapt with the users requirements.
