The Winchester Road Development is a pioneering joint venture delivering vibrant graduate accommodation for University of Oxford, Hertford College, and Nuffield College in central North Oxford.

This joint venture between the two colleges will deliver 6 new student accommodation units. The project provides a rare opportunity to enhance the provision of the existing site with a scheme that is heavily inspired and enriched by the neighbouring North Oxford Victorian Suburb Conservation Area.

The scheme comprises low-rise buildings sympathetically arranged among mature trees and Victorian villas, providing a cohesive academic community and enhancing the conservation area’s unique identity.​

This site offers varied residential units and multi-functional communal spaces, fostering graduate continuity and collaboration. Features include landscaped gardens, study lounges, and recreation hubs, each designed to optimise communal life and support growth in graduate numbers.

The buildings have been developed to high standards of energy and water efficiency, with retention of high-value trees and new planting driving an enhanced landscape-led environment.​

Although not Passivhaus certified, the development’s approach to building orientation, envelope optimisation, and passive environmental measures aligns with key sustainability principles.
