This project is constructed with high quality timber finishes and a high level of natural light, providing the benefits of a clear open internal space. The 10 new units feature a blend of Corten and Larch cladding giving a truly outstanding appearance for these modern and flexible facilities.
etch Associates were integral to the development, particularly with respect to the innovative services strategy, which facilitated multiple occupancy typologies whilst retaining the aesthetic beauty of the building and minimising disruption for tenants during fit-out project within adjacent demises.
Flexibility was one of the key components of the original design and this necessitated the identification of usage typologies for the building, which included everything from warehouse or office, to CL2 and wet laboratory space. The building needed to be readily adaptable to ensure that it was fit for purpose for a speculative development with a wide range of possible occupiers. The team work closely with Harwell to develop a creative upgrade path that would be attractive to a broad sector of the market.
The design also included an innovative day lighting strategy to provide a exceptional internal spaces that are connected to the external landscape.
