Etch Associates are proud to have played a key role in the transformation of Inigo Insurance’s new 38,000 sq ft office space at 25 Fenchurch Avenue, London.

Situated in the heart of the City, this project reflects our ability to blend technical precision with creative design thinking. etch associates were appointed to provide full building services engineering design, supporting the delivery of three dynamic floors of workspace that bring together collaboration, flexibility and efficiency. Our role began with a rigorous appraisal of the existing mechanical, electrical and public health systems, defining a clear scope of works that balanced technical compliance, energy performance and spatial intent.

Working closely with Maris Interiors and Wilde Trice Bugg Architects, we developed layered engineering solutions that integrated seamlessly within the refined architectural vision. Key interventions included optimising the HVAC strategy to enhance air quality and comfort, reconfiguring lighting layouts with intelligent controls to complement the interior aesthetic, and introducing sustainable system upgrades that reduce ongoing operational energy use. Each decision was grounded in both measurable performance and sensory experience — creating an environment that feels as good as it functions.

Through open dialogue with the client, designers and contractors, we shaped solutions that respected the existing base-build infrastructure while elevating overall building performance.
